- Apartments are usually rented from Saturday to Saturday with possible exceptions only in the low saison.
- In reply to the reservation request, Ediltur will send to the client the offer with the details of the rent, the amount of the down payment and the form "List of the occupants".
- The reservation is valid when the client receives the confirmation's letter, sent by Ediltur after receiving the down payment. The amount of the down payment and the offer details are communicated in the contract proposal. The down payment, normally 30% of the total rent amount, can be paid by bank transfer, cash or with credit card. Ediltur will receive the down payment within the date specified in the contract proposal. In the “reason” of down payment, the client must specify the number of the contract's proposal and surname and name of the reservation's holder.
Ediltur has the right to refuse the down payments that arrive beyond the date specified in the contract proposal, with consequent revocation of the contract.
The arrival must take place directly at the Reception of Residence Gemma, Via Cassiopea 7, at the corner with Corso Europa (next to Restaurant Gemma) on the fixed day, between 16.00 and 20.00.
At the arrival, the client must show the confirmation letter, the identity documents of all people that will occupy the apartment and pay the rest rent amount to receive the keys of the apartment. In case of delay, the client must inform the reception till 4 PM of arrival day; without any communication, the client will be considered as renouncer. In case of cancellation, the client must inform the reception as soon as possible in writing or per e-mail, otherwise the total amount of the rental price is due. In case of cancellation in writing till 6 weeks before the arrival day, the Ediltur s.r.l. will try to rent the apartment again, and in this case, a part or the whole down payment can be used as a bonus for another booking in our residence during the current season or the next one. In any case the down payment will not be paid back.
Possible complains concerning the apartments state or its accessories must be promptly communicated on the arrival day.
The apartments are completely furnished and have induction plate, microwave oven, fridge with freezer, kitchenware (pots, dishes, glasses, tableware), hot and cold water, air conditioning, electrical energy (220 Volt). One pillow and one blanket are available for each bed. The client must bring only the sheets, table-linen and bath towels; otherwise bed linen and bath towels can be rent at the residence. Mattress-covers and pillow-covers cannot be used as bed linen. It is forbidden to give hospitality to more people than the number of beds indicated on the booking proposal; children are considered adults.
The guests must respect very carefully the rules inside the Residence, especially in the afternoon and at night: noise and annoying squalls are forbidden.
Clients must take care of the apartment (walls, floor, etc), equipment and furniture. It is forbidden to throw bulky objects and sand in drainage pipes, washbasins, showers, WC. Possible damages or stolen objects must be refunded.
It is forbidden the use of heater or electrical stoves of own property.
Domestic animals of little size are allowed only if it is authorized in the contract proposal.
With reference to the behavioural rules, as well as to verify the respect of the maximum number of persons, Ediltur has the right to inspect the apartments at its discretion, during the guest's absence too, and in case of grave non-observances, because of the client default, Ediltur can immediately rescind the contract and ask the clients to leave the apartment, if necessary with the help of the police.
Ediltur has the right to ask the reimbursement of possible damages.
In case of breakage or malfunctioning of the air conditioning, a forfait-refund of 10% of the daily rent amount (only for the days in which the air conditioning was not functioning) will be charged.
In case of accidents in the booked apartment, Ediltur will replace it with another apartment with the same peculiarities.
The staff of Ediltur can enter the apartment for possibile reparations and/or maintenances, during the client absence too.
The day of departure, the apartment must be left within 9.00 am, in perfect order, with cleaned and defrosted fridge with its doors opened (it is forbidden the use of knife to remove the ice), like the kitchenette, the tableware and the rest of the kitchenware. Otherwise, Ediltur is authorized to charge to the customer the cleaning cost.
As guarantee of the respect of all rules and of the proper use of the apartment, Ediltur (at its discretion) can ask to the guest, at the arrival day, a caution of € 100,00 per apartment; the caution is given back to the client at the departure if everything in the apartment is in order.
In case of anticipated departure, no refund is foreseen.
in case of litigations, the Court of Venice will be in charge.
With reference to Article 13 of the law D. L. 30/06/2003 n. 196 the tenant accepts along with the reservation all the above described conditions.
